Madrid is one of the cities with the tightest, but most guaranteed, housing returns. Rental profitability in the Community of Madrid: safer than in other communities
The profitability of housing in Spain during 2023 was 6.4% on average, according to the latest Fotocasa study. The Community of Madrid, however, scored an average of 5.5%, almost one percentage point less. The capital, Madrid, enjoyed an average profitability of 4.5%.
These are not bad numbers, some real estate agencies in Madrid agree , if we take into account that buying a home to rent in the Community of Madrid has a more guaranteed profitability thann other Japan phone-number list areas with less rental demand and where apartments do not appreciate as much.

The districts of Madrid with the highest rental profitability
The same study concludes that the districts of the city of Madrid with the highest profitability are Villaverde (8.9%), Puente de Vallecas (7.7%) and Latina (7.4%). Villaverde, in fact, has gone from 5.8% ten years ago to 8.9%, making it the district with the greatest increase in profitability in the city of Madrid.
Other districts with returns above average are Vicálvaro (5.7%), San Blas and Ciudad Lineal (5.6%).

The most central districts have the lowest returns. Centro itself has 3.9%, according to the Fotocasa report, and Salamanca has 3.2%. However, some neighborhoods within these districts enjoy more reasonable returns. This is the case of Embajadores-Lavapiés (5.3% profitability), Guindalera (4.7%) and Palacio (4.6%).

The municipalities of Madrid with the highest profitability
As we have seen, the greatest profitability is often found in peripheral areas. If we look in the community of Madrid for other municipalities with good rental profitability , we should look at three aspects:
A good purchase/rental price ratio .
Proximity to the capital , or good communications to it.
High demand for housing .
The majority of municipalities that border the capital to the southwest meet these requirements, such as Alcorcón , Móstoles , Leganés , Getafe and Fuenlabrada .
Also to the east, such as Torrejón de Ardoz or Alcalá de Henares ; to the north ( Alcobendas , San Sebastián de los Reyes); and to the northwest (Pozuelo de Alarcón, Las Rozas de Madrid , Majadahonda ).
